Experience
- Prepare monthly and quarterly investor updates across 8+ syndication properties, adapting source performance data into the principals' tone and voice, then drafting and formatting in Kajabi (including HTML/CSS edits).
- Designed and built a partner/investor intake workflow in Monday.com covering document collection, background checks, and relationship status tracking.
- Researched and implemented a Google Sheets-to-Docs automation (Apps Script) that auto-populates promissory note documents from a submission form.
- Review contractor invoices in Buildertrend against budget and prior work before routing for owner approval and payment.
- Built a Monday.com system for a short-term rental that separates Airbnb-remitted stays from owner-paid stays, preventing duplicate occupancy tax payments.
- Download and organize AppFolio rent rolls and owner statements to support bookkeeper reconciliation.
- Build lender-facing expense reports in Excel using pivot tables to summarize repair costs and rental performance.
- Coordinated listing and transaction files for 15–20 active agents across multiple partner brokerages, each using different compliance platforms (Skyslope, Bolt).
- Reviewed signed subject-removal waivers against contract conditions to confirm firm sale status per Canadian transaction requirements.
- Performed FINTRAC anti-money-laundering compliance checks on buyers/sellers, including ID verification and politically-exposed-person screening.
- Identified and corrected a file compliance error after a backup offer was uploaded merged with the primary contract — separated the documents, recalculated commission, and corrected the transaction record.
- Scheduled and tracked inspections, appraisals, financing, and insurance milestones for a team averaging 40–80 closings per month.
- Coordinated with title companies, lenders, and all transaction parties to keep closings on schedule.
- Maintained a revenue and agent performance tracking sheet using data pulled from kvCORE.
- Cross-checked Closing Disclosure Agreements against internal tracking records, catching discrepancies caused by missed addendums and commission changes before disbursement.
- Owned individual listing files start-to-finish across an 18-stage internal workflow, supporting a team averaging 32 closings per month with two top-producing buyer's agents.
- Prepared comparative market analyses (CMAs) in Paragon MLS to client-specified criteria, turning around listing packets quickly.
- Co-developed and continuously refined the team's listing-to-close SOP system alongside a fellow coordinator and the broker's executive assistant.
- Led the migration of the team website to a new marketing platform while retaining the existing domain, including HTML/CSS customization and an IDX/MLS data feed integration with a third-party vendor.
- Managed listing syndication and social media posting across Zillow, realtor.com, Facebook, and Instagram.
Additional Experience
- Commercial Real Estate Research Assistant, Virginia, USA (2021) — researched commercial space options for clients using CoStar, LoopNet, CRExi, and STDB.com.
- Real Estate Operations Support, Tennessee, USA (2021) — administrative and marketing support for a brokerage team.
- Marketing & Transaction Support, California, USA (2016–2017) — marketing materials and contract preparation support for an independent agent.
Education
I earned degrees in Computer Engineering and Electrical Engineering while working, which meant balancing a full course load with a job — a habit of discipline and time management that has stuck with me ever since. I went on to become a Registered Electrical Engineer and Registered Master Electrician, with hands-on project experience in the shipyard industry.
Eventually I found that operations and remote support work suited me better than the engineering path, and I moved into real estate virtual assistance full-time. I haven't looked back since — this is the work I actually enjoy doing every day.
